Office-to-industrial conversion case study showcasing Weston's adaptive reuse strategy in Opelika
Overview
Weston acquired a 32,952 SF former call center and repositioned it as a light industrial facility, securing a seven-year lease with Interior Exterior Building Supply, a leading building materials distributor operating throughout the Southeast and restoring long-term value to the asset..
Challenge
The property at 1000 Jeter Ave. was configured entirely as office space. When the existing tenant declined to renew, the building went fully vacant—demanding a new occupancy strategy and significant capital repositioning to attract a viable user.
Solution
Weston identified Interior Exterior Building Supply as an ideal fit for the space. Working closely with ownership and the incoming tenant, Weston directed capital improvements to convert the office layout into a functional light industrial facility tailored to the tenant’s operational needs.
Result
The tenant expanded their presence in the Opelika market, and Weston transformed a vacant office asset into a productive industrial facility, creating durable value for both. This emphasizes one of Weston’s Core Values: Be Creative, Confident, Adaptive and Responsive–because we approach every problem with a fresh perspective and fearlessly think creatively to find the best solutions.
