Fast-paced and highly technical, the Construction Department handles tenant requests from small T/I jobs to building additions and large redevelopment projects. The Weston Construction Team stays informed of building codes, is creative in understanding the needs of Weston Tenants, and understands the special nuances of the Weston Portfolio. They handle the entire development or redevelopment project by setting specifications, estimating the jobs (within 24 hours when possible), RFP’s, bidding, screening contractors, and managing the building process. They act as consultants to the acquisition of new property by determining how to add value to a potential purchase.

An excellent example of the talent of the Construction Department is the building on Sheldon Road in Brookpark, Ohio. The former DIY store had fallen into significant disrepair. It was being utilized as an overflow warehouse by Wal-Mart but it had been a long time since the building had shown any signs of life. After several feasibility studies, Weston acquired the property in October of 2003 and the search to secure tenants began. As a defunct retail location, a change of use was anticipated by Weston. Initial building requirements to accommodate the change were designed, subdivision issues were settled, truck access and dock loading were created in order for the building to appeal to industrial users. The Weston Team, which included Executive Vice President James Asher, Regional Asset Manager Allen Shema, and Construction Manager Ted Hicks, in conjunction with Arkinetics, produced a conceptual design. The 1.5$ million redevelopment began in November of 2004 and completed in April of 2005. The building is 100% occupied by two business, Fosbel Inc. and All Freight Cartage. Ted Hicks is Construction Project Manager at Weston. Mr. Hicks is relatively new to Weston with over 2 years under his belt, but already has completed the likes of Sheldon Road along with many T/I jobs. You might see Mr. Hicks working at our Hudson location building out space for our new tenant, The Enchanted Tea House, or in Twinsburg working to relocate Inland Paper & Packaging.
